Legionella Risk Assessments

Legionella bacteria can develop in water systems when conditions allow, presenting a serious health risk if inhaled through fine water droplets. Landlords, business owners and duty holders have a legal responsibility to identify and control the risk of Legionella within their properties.

At Circle Property Assessments, we provide professional Legionella Risk Assessments across Surrey, Berkshire, Hampshire and surrounding areas, helping you remain compliant while protecting occupants, tenants and staff.

What Is Legionella?

Legionella bacteria naturally occur in water but can multiply rapidly in poorly maintained systems. The bacteria thrive in temperatures between 20°C and 45°C and are commonly found in taps, showers, water tanks and pipework.

People become exposed by breathing in contaminated water droplets, which can lead to Legionnaires’ disease — a potentially serious form of pneumonia.

The Health and Safety at Work Act 1974 and Approved Code of Practice (L8) require landlords and employers to assess and control this risk.

Our Legionella Testing Process

Our approach is practical, efficient and designed to meet legal requirements without unnecessary disruption.

During your Legionella Risk Assessment, we will:

✔ Inspect your water system

We assess tanks, pipework, outlets and storage arrangements for potential risk factors such as stagnation, dead legs and poor circulation.

✔ Measure water temperatures

✔ Identify potential risks

We check for scale, corrosion, infrequently used outlets and other conditions that may encourage bacterial growth.

✔ Provide a clear written report

You’ll receive a documented risk assessment outlining findings, compliance status and any recommended remedial actions.

✔ Offer ongoing guidance

If improvements are required, we explain exactly what’s needed and can support you with follow-up advice.

Results are provided on site, giving you immediate clarity.

Using a specialist thermometer, we test hot and cold outlets under running water:

• Cold water should reach below 20°C within two minutes
• Hot water should exceed 50°C within one minute

These readings confirm whether your system is operating safely.

Who Needs a Legionella Risk Assessment?

You may require a Legionella Risk Assessment if you are:

• A landlord renting residential property
• A managing agent
• A business owner or employer
• Responsible for commercial premises
• Letting rooms within your own home

Both domestic and commercial properties have legal obligations to assess and manage Legionella risks.
